In February of 2007, the Alpha Zeta House Association, Inc. (“AZHA”) announced that it had entered the public phase of a $140,000 Capital Campaign. The “3D” or Three Decade Capital Campaign culminated several years of planning on the part of the Board of Directors of the AZHA and a highly successful “silent” influence and lead phase periods in which $95,500 in pledges had been received.
Since the February announcement, the Campaign has continued at a high level of success and the Board of Directors made a decision to create a fourth decade with Brothers who had graduated over the last five years. In addition, the overall goal was increased to $160,000 and the Campaign was renamed as the “4D” Capital Campaign. As of this date, the Campaign has hit its original goal of $140,000 with 80 Brothers making pledges.
The #1 objective of this campaign is to ensure that the Alpha Zeta (“AZ”) Chapter will have use of the AZHA properties for the next three decades as the AZ Chapter approaches its 35th Founder’s Day in 2008. The AZHA began to focus on this objective in 2001 and 2006 saw the AZHA hit over $110,000 in capital investments and repairs made directly to the AZHA properties. All of those funds were from mortgage debt borrowing or surplus cash flow. To achieve our objectives, the AZHA needs to continue this pace of investment without borrowing additional funds as its Board of Directors is not comfortable tapping any additional equity and surplus cash flow provides a limited amount of capital. Fifty-three (Annex) & seventy-three (House) year old buildings need constant attention, repair & upgrade.
Use of funds includes the following projects:
• $13,000 Parking Renovation in 2007
– UWG has a parking problem and the AZHA is addressing our members’ needs
– Pave “House” parking and remaining “Annex” parking including tree removal (completed) behind Fraternity House
• $25,000 “Moose Lodge” Project in 2008
– Renovate “House” basement entrance & address structural/drainage issues
• $75,000 “House” first floor renovation in summer 2009
– Total remodel: strip to studs, remove kitchen; expand TV room w/new rear entrance; formal “Fireplace” room & new furniture
– Install fire sprinkler system
– Already rewired in 2004
• $15,000 Install “Annex” fire sprinkler system in summer 2010
– Rewired in 1988
• $32,000 set aside for 20% down payment on purchase of Ms. Moore’s house (est. @ $160,000) @ 1506 Maple Street
– Investment & self-preservation strategy
– Built in 1963, 2,500 sq. ft. single story 3/2 ranch w/ in-ground pool
– May be converted to dining/kitchen facility
Excess funds raised over $160,000 will begin financing of a dining/kitchen facility. The AZHA is committed to Chi Phi being the first fraternity at UWG to establish a fraternity kitchen operation.
Established in 1973, the AZ Chapter now has close to 700 alumni and is still the largest and best Fraternity at the University of West Georgia (“UWG”). UWG continues to grow and with over 10k students today, the student population is expected to double in the next 10 - 15 years. The U.S. and GA economies are strong, unemployment is low, now is the time to raise $160,000 that will carry the AZHA through the next few years.
